Certainly, one of the highlights was Matthias Wittig’s presentation, “The Real Estate Appraiser as a Secret Agent in the World of Real Estate”—which focused on understanding human nature and “reading” facial expressions and body language. Another presentation that impressed the audience came from Matthias Kirsten, who is himself a HypZert valuer. His topic: the art of public speaking. This skill is also valuable for real estate valuers, especially for our Professional Group members—even without a big stage, the ability to persuade is often necessary.

Where do we want to focus our future research? How exactly do we define and categorize different asset classes? Participants took an active role in the workshops. Numerous new topics were identified and discussed, ranging from sales taxation issues to electric vehicle charging stations.

We are pleased that our twelve HypZert Professional Groups have evolved into key expert forums within the real estate industry; members also regularly exchange ideas outside of the conference. The results are compiled into studies or presented in talks at industry conferences, trade shows, and, of course, our Annual Convention.

They provided an in-depth overview of current developments in the logistics real estate  market. It became clear that, despite geopolitical uncertainties, changing financing conditions, and weaker economic outlooks, this asset class remains comparatively resilient.

Of particular relevance to the preparation of appraisals are the key factors influencing value and market prospects. In addition to interest rates, construction costs, and financing terms, these include, above all, trends in space demand, vacancy rates, prime rents, and yields. While construction activity is expected to decline, modern, well-located logistics space remains scarce in many areas. This can stabilize rent trends or, in some cases, drive them higher.

At the same time, structural trends are changing demand: e-commerce, supply chain resilience, nearshoring, defense, and energy infrastructure are gaining in importance. As a result, the evaluation process is placing greater emphasis on property quality, versatility, tenant creditworthiness, ESG standards, and active asset management.
